CHECK-IN is between 4pm & 6pm at the front desk. The Perdido Sun is a Resort, so if you are arriving after-hours you will require an entrance code therefore please call our office @ 850.492.9999 prior to arrival to obtain this code. It is the guest’s responsibility to make our staff aware of your after-hours check-in so that the necessary arrangements can be made.
CHECK-OUT is by 10am.
CANCELLATIONS - Any notice to cancel beyond 5 weeks prior to your arrival date will receive a $235.00 refund. A notice to cancel received between 5 and 3 weeks will receive a $35.00 refund. Those who cancel within 3 weeks of the arrival date will forfeit the $300.00 booking deposit. You cannot cancel within 48 hours of your arrival date. As of 48 hours prior to the arrival date you are responsible for the entire balance of your reservation. Our cancellation policy is structured in this fashion, because all of the condos are privately owned and it becomes increasingly less likely that we would be able to rebook the condo as the arrival date approached.
DAMAGE DEPOSIT – Reservations in which have been confirmed via credit card do not require a Damage Deposit as any damages will be charged to the credit card on file. If the reservation has not been confirmed via credit card payment the following policy applies. Reservations less the 30 days in length: The Security Deposit will be in the form of a $500.00 cash deposit which will be refunded via check within 14 days of departure provided that there is no damage to the property. Reservations whose length exceeds 30 days: The Security Deposit will be in the form of a $500.00 charge which is to be refunded within 30 days of the departure date, provided proper check-out procedures are followed and there is no damage to the property.
We ask our guests to leave their property in the same condition as it was found and to
* Load and start the dishwasher.
* Remove all food, bag all trash and place in the on-site garbage area.
* Ensure that all furniture is returned to its original placement.
* Return all keys and passes to the front desk on site or place in the drop box
* Leave beds unmade and set the thermostat to 80 degrees.
There is a limit of (2) vehicles per reserved condo in condominium areas. Parking is only allowed in the parking lot. Street parking on Perdido Key Drive is prohibited by county ordinance. Do not park on the grass, sand, or over curbs. Boats, RV's, fifth wheels, personal watercrafts, and any and all trailers are prohibited on property unless approved prior to your arrival. All guests must keep the parking pass prominently displayed on the dashboard when parking on the property. Failure to do so can result in towing at owner’s expense.
Upon initial arrival to your rental unit please inspect the property, as any damages or maintenance issues not reported will be deducted from your damage deposit. Please notify our office within 24 hours of any maintenance items that arise during your stay. Guests will be responsible for any damages or replacement costs that arise during occupancy.
There will be a $50.00 per hour cleaning fee for any excessive cleaning required after departure. This fee will be deducted from your security deposit. This includes any time taken to rearrange items moved from their original location. (Please remember that unlike a hotel room these condos are owned by individuals).
Your reservation is subject to immediate cancellation or additional charge if you have brought more guests than is allowed. Please note that fire safety codes place limits on the number of guests residing in these units. The maximum occupancy for a 1 BR condo is 4 persons, a 2 BR condo is 6 persons, and a 3BR condo is 8 persons (excludes those under the age of 2 years).
MINORS AND CHILDREN
No one under the age of 25 may rent a resort accommodation. Curfew time for 17 year olds and younger is 10:00 p.m. Parents/guardians must accompany their children when using the pools and are responsible for the actions and behavior of their children at all times.
Each condo is individually owned, therefore furnished uniquely to the homeowner's liking. Please respect this, as you are responsible for damages to the rental caused by you or your guests. If damages exceed your security deposit you may be liable for any charges in excess of your security deposit. Those charges will be billed against the credit card on file.
KEYS & PASSES
Pool and parking passes will be issued for all guests at check-in which must be returned when checking out. Guests should have their pool pass with them at all times when using the indoor or outdoor pool (1 per person). There will be a charge against the credit card on file for any keys and/or passes not returned to our office upon departure.
LOST OR STOLEN ITEMS
Perdido Key Resort Management and the Perdido Sun Condo Association will not responsible for any personal items which may be lost or stolen from your rental.
This is primarily a non-smoking facility. No smoking is permitted inside any of the rental condos, common areas, or indoor pool building. If there is any evidence of smoking, your security deposit amount ($500.00) will be completely forfeited. You may be responsible for additional expenses for the restoration of the property if expenses exceed your deposit.
Under no circumstances are pets allowed on the property or within the rental unit. If a pet or evidence of a pet is found, eviction and complete forfeiture of security deposit amount ($500.00) will occur. You may also be responsible for additional expenses for the restoration of the property if expenses exceed your deposit.
There are no parties, weddings, etc. allowed on the property without prior written consent from Perdido Key Resort Management. Unauthorized activities will cause forfeiture of your deposit(s) and subject your rental to additional charges or immediate cancellation of your reservation.
Most of the properties have phone blocks, which require guests to use credit cards for long distance calls. Any long distance calls that you make, that appear on an owner’s bill, will be charged against your security deposit or credit card.
POOL & FITNESS CENTER RULES
Pools & Fitness Center Hours are conspicuously posted. There is no lifeguard on duty. Children under 16 must be accompanied by an adult. No glass is allowed in pool or fitness center areas. No running or rough play. The jacuzzi’s and fitness center area is limited to guests 16 and older. The pools and fitness center may be used by residents and guests only. Guests should have their pool passes with them at all times when using the indoor pool, outdoor pool or fitness center (1 per person). The Pools and fitness center will be closed when lightning producing storms are in the area. Additional rules may be posted and promulgated pertaining to the usage of the swimming pools, fitness center, parking and other amenities.
FAILURE TO VACATE
If a guest fails to vacate a condo by check-out time on the last day of their reserved period of occupancy, they will be charged a $50 late fee and all personal items will be moved to a secure location.
